A model of heat and mass transfer in the unsaturated zone is presented, taking into account the effect of temperature gradient on the advective water flux and of enhanced thermal conduction by the processes of latent heat transfer with the vapour flow. The flow of the vapour is enhanced by its transfer through the water phase following a process of simultaneous evaporation and condensation at the air water interfaces.
